Prices, dates & conditions:

• Letting – Bookings are made at the prices indicated in the price-list which accompanies the catalogue or website. These prices are based on market conditions applicable at the time of going to press. Casa Ombuto reserves the right to modify such prices in the event of fluctuations in the market conditions.
• Payments – As soon as the client receives the written booking confirmations he must pay a deposit of 50% of the total letting prices. The balance of the letting price to be paid 60 days prior to arrival.
• Minimum Letting periods – The minimum letting period is one week, from Saturday to Saturday. The letting prices are per week and per lodging. Casa Ombuto reserves the right to modify the prices of the price list in the case of considerable fluctuation of the rate of exchange.
• Arrival and Departure. Arrival: Saturday between 16:00 and 20:00. Departure between 08:00 and 10:00 am. In case of unavoidable delay of arrival on Saturday, the client must call Casa Ombuto – 00 39 3407837986 between 16:00 and 20:00 on the arrival date to notify a change of time.
• Upon arrival – On arrival the client must show the rental confirmation and passport or identity card to the owner or his representative.
• Security Deposit – When the keys are handed over to the client the deposit of Euro 500.00 must be paid, in cash, to the owner or his representative. Such amount will be refunded at the end of the holiday, less any deduction made for any damages caused to the property, or for any additional cost not included in the letting price. THE OWNER OR HIS REPRESENTATIVE MAY REFUSE ACCESS TO THE PROPERTY IF THE DEPOSIT IS NOT HANDED OVER. Should the client decide to leave the property prematurely, the owner or his representative is authorized to refund the deposit to the client by post (less any eventual deduction for damages) only after having checked the inventory and the property in question.
• Number of Persons – Only those persons stipulated on the booking form and whose presence has been registered with the authorities may use the property. The number of persons (adults and children) must not exceed the number of sleeping places indicated on the website. Any substitution during the letting period is forbidden if not previously agreed upon with Casa Ombuto.
• Order-Cleaning-Maintenance-Heating. The properties will be handed over clean and tidy and in good working order. The villa will be cleaned every second day and tidied every day.  This is included in the price.
• External Maintenance – The owner or his representative have, if necessary, free access to the property for essential maintenance purposes (garden, swimming pool, cleaning etc).
• Modifications – Cancellation Charges – In the event of cancellation of a booking, even if it is substituted by another one, the following penalties must be paid: € 300.00.  If the booking is cancelled less than 150 days prior to the beginning of the letting period 50% of the letting price needs to be paid. If cancellation is made between 150 and 60 days before the beginning of the letting period, 75% of the letting price needs to be paid.  If cancellation is made 60 days or less before the beginning of the letting period, 100% of the letting price needs to be paid PLUS ANY OTHER EXTRA CHARGES.
• Responsibility. The descriptions of the property as described in the website are accurate and have been done in good faith. In the event of any problems, the client undertakes to do his best to solve or minimize them in order to avoid the prejudice that may result. If this is impossible for the client he must immediately get in touch with the owner by fax number +39 0575422066 confirming the complaints in writing. The client is obliged to give Casa Ombuto the necessary time to resolve the problem. Any person, who leaves the holiday home prematurely without any explicit authorization by owner of Casa Ombuto and without having sent notice in writing as mentioned above, will forfeit any right to an eventual refund of the letting cost, unless they have a legal right to cancel it. No complaint presented upon the return of the holiday will be taken into consideration. Nor can give rise to any indemnity. If for any reason beyond their control Casa Ombuto should be unable to provide the client the property he has booked, they reserve the right to transfer him, upon agreement, to a similar property. If the price of the substituted property is less, the difference will be reimbursed to the client but if the price of the substituted property is higher, the difference will be charged to the client, if, however, no agreement can be reached both contractual parties are authorized to cancel the contract. Casa Ombuto will refund to the client only the letting price he paid, any other kind of refund is excluded. All clients please note: As everybody knows the property offered is not an official tourist structure, such as for example hotels, residences, etc. but private houses. Being such, they do not have standards or categories recognized internationally; rather they reflect, in their architecture and furnishings, the local traditions and personal taste of the owner. And this is precisely the kind of holiday Casa Ombuto is offering: to enter right into the culture of the area, living for a few weeks in the same surroundings as someone from the area. In order to experience this in the right spirit, it is important, not only that you accept, but also that you know how to appreciate any difference in the property in comparison with those where you normally live. Casa Ombuto has been carefully restored to achieve a quality level which should give total satisfaction. However Casa Ombuto cannot exclude the possibility that these differences may result in those minor inconveniences that – being connected with the particular characteristics of the architecture and of the traditions of the area cannot be accepted as complaints.
• Casa Ombuto cannot be held responsible for any damages caused to the client or their families or friends during their stay. Use of the pool, grounds and building structures is at the client and their family’s own risk. Adults are responsible to take care of their own children and Casa Ombuto cannot be responsible for any injury or damages of any kind whatsoever to the client, the people accompanying the client and their children.
• Jurisdiction – In case of disagreements concerning booking and letting, Italian law only is applicable and only the Courts of Law in Florence are competent to deal with the matter. By making the booking and paying the deposit the clients implies that he has read and accepted the General Conditions of Letting. If some of the conditions of this contract were not valid or become invalid, or if a gap appears, the validity of the remaining conditions cannot be questioned.
